With less than 20% down, most conventional loans add monthly mortgage insurance, which isn't included here. FHA and VA loans have their own fees.
Insurance isn't included until you enter it. Near the coast it can be a big part of the payment, and some homes also need flood insurance.
Want the full picture?
I'll pull the exact tax district for a specific home, help you think through insurance and flood zones, and introduce you to local lenders who can quote your real rate.
Send me your numbersWhy South Carolina taxes look low for your own home
When a home is your legal residence, South Carolina assesses it at 4% of its value instead of 6%, and you don't pay the school operating portion of the tax bill. That's why a primary home here usually costs well under 1% of its price in property tax each year.
The estimate uses each area's published tax year 2025 rates from the county auditors, less the local sales tax credits, plus the usual flat county or town fees for trash and stormwater. The county reassesses a home's value when it sells, so the purchase price is a fair stand-in.
- You have to apply for the 4% rate after you close. Until it's approved, your bill is figured at 6% and includes school operating taxes, which can roughly double it or more.
- Second homes and rentals are taxed at 6%, so this estimate is for a home you'll live in.
- Some neighborhoods add their own fees or special districts that aren't included here.
- Rates are reset every year, usually in the fall. Bills follow the calendar year and are due in January.
